We thank you for contacting us and considering our communities as your new home. Once we receive your application, we’ll review it and contact you within two business days. Once approved, your application will be loaded into our system and placed on file for the next available apartment.

Our community is Garden Style, with mostly two-story buildings; 85% of our community are one-bedroom apartments. Half of these apartments are on the second floor. We also have a few efficiencies and two-bedroom apartments (for couples). When we do have a waiting list, the fastest occupancy usually can be achieved by requesting a one-bedroom on the second floor.

Our amenities include a recreation hall with a lending library (book & video), a pool table, big screen cable TV, business center, kitchen and a patio including barbecue. Mail delivery is to individual buildings. Also, for your convenience, we have many ramps to assist you as you walk on the property.

The resident operated Civic Association has meetings once a month. We have monthly birthday parties, bingo games, social activities, and annual catered holiday parties. There are shopping plazas within walking distance of both our Tarpon Springs and our New Port Richey location. They include stores such as Publix, Big Lots, and Beall’s Outlet. There are also several banks, fast food, fine dining restaurants, and churches: all within minutes from both locations.

​Small pets (cats or dogs) are permitted with a refundable pet deposit.

They must have a license and all inoculations.

We have onsite management and maintenance during regular office hours, with emergency maintenance 24/7.

Smoke Alarms:

Each Apartment has 2 smoke detectors to help alert the Resident of smoke that the alarms may detect. This added safety protection has been at our community for over 30 years, well before alarms were required by local fire codes.

Water Heater Shut Off Boxes:

We have installed and continue to install water heater shut off boxes which enables the Resident to shut off the Water Heater when not in use. This can save the Resident $30-$40 per month on their electric bill, depending upon their usage.

Mail Box In Your Building Or At Your Door.

(Not a Central Location away from your building)

Several Years ago, the US Postal Service began a plan to centralize the mail distribution system at individual apartment communities just as the Post Office moved typical mail box delivery to the door of single-family homes to street-side mail boxes.

You have seen those in other apartment communities where “all 100 apartment mail boxes) are centrally located, often under a separate roof in a separate building near central part of the property. This system requires residents to go to the central mail delivery building every day to get mail Of course, when it is raining as it often does in Florida, to get your mail you get wet.

That situation is ideal for the Postal Service since it saves labor and gas cost. In fact it is so ideal that the Postal Service offered to give us the mail boxes for FREE.

In our case, however, we felt our Residents need special attention. We are able to keep mail boxes of our Residents under the roof of their building or at their front door (if you live in one of our single-story buildings) We feel it is safer and more convenient for our Residents to get mail in our preferred method.

We also sell stamps, at cost, to our Residents during regular business hours.

New Shower Surrounds:

After surveying our Residents, we established most Residents prefer a walk-in shower as opposed to a tub with a shower. It is easier to enter because the water retention wall is only about 6’ inches above the floor, whereas a tub is about 18’ inches above the floor.

Because we listened to the needs of our Residents, we have installed Brand New Shower Surrounds in vast majority of our Apartments. Those new Walk-In Surrounds are complete with scald resistant single handle faucet and shower head.

Please compare our Walk-In Showers top the competition and you will find we did completely new surrounds made with quality ceramic tile, instead of cheap fiberglass (which fades and crack over time and is easily scratched), and our showers surround is new.

And some shower surrounds have added Safety bars. We can add Safety Bars at the request of the Resident, if you would like one or more for your safety. (When doing the rebuilding, we added special re-enforcing material behind the new ceramic tile.)

STOVE TOP PASSIVE FIRE PROTECTION

Above each electric stove in our community, is a set of Fire Retardant Canisters. These canisters are designed to automatically release a fire retardant if the detection system detects a fire on the stove, such as with cooking pot oil fire. Our experience has been that since they have been installed, those canisters have stopped at least two fires in two different Resident apartments.

In one case, a Resident went to sleep after the Resident had put a pot of oil on the stove, and in another case, a Resident had turned on the stove burner causing nearby to catch on fire while the Resident was in another room. In each case, fire canisters activated and stopped the fire from getting worse. In both cases, the Resident’s did not have Renter’s Insurance; therefore, these canisters saved the Residents from losing hundreds, if not thousands of dollars of personal property, and may have saved personal injury.

We are proud to have this extra protection for the safety of Our Valued Residents. Does the property you are considering, or in which you lived before, have this extra protection?

Double Pane Hurricane Resistant Windows

Each of our apartments has had its original windows replaced with Twin Pane Hurricane Resistant Windows. There is space between these window panes that has high insulation qualities and provides maximum insulation for your physical comfort and your financial benefit. The double panes contribute to keeping your electric bill as low as reasonable by essentially providing extra insulation over regular single pane windows.

Our residents indicate they believe these windows contribute to keeping their electric bill lower about $10-$30 per month depending upon how the Thermostat is set.

In addition, these windows help to dramatically reduce outside noises from entering your apartment and contribute to your satisfaction by giving you a quieter apartment.

We understand these windows also help during potential heavy winds such as thunderstorms or hurricanes. These windows will not break into sharp shards as a car window can…they may crack or shatter upon a strong impact, but they will withstand the force of 150mph wind. This means that an object being carried by 150mph wind will not penetrate that window.

Please compare our windows to any other apartment community you are considering and we trust you will see how much better are windows are for you.

Annual Carpet Cleaning

While we do allow this, an annual cleaning of the carpet may shorten the carpet’s life. If it is not needed we do not encourage Residents to request the cleaning.

R-410A Air Conditioner

We have individual AC units in each apartment. Plus we are in the process of being updated to more energy efficient and environmental friendly equipment. Instead of keeping our old R-22 units we have a program of replacement to the better R-410 A units, which offers electric savings to our residents, over the R-22 system.

Preventive Maintenance

One of our primary goals is to deliver maintenance service at a reasonable cost. A cost which is lowest as reasonable, that catches most problems before they become a crisis. Preventive Maintenance has been demonstrated to be the least expensive method Operation for delivery of Resident Maintenance Services. The Long Term Maintenance Schedule is critical in spotting Maintenance items before they become expensive to repair. Not only does it help make the assets of the property last longer, more importantly it affords Our Residents a more peaceful Residency Experience. We find an efficiently planned, staff adjusted, Preventive Maintenance Schedule that is routinely updated provides for a less stressful experience for staff. And more importantly affords staff little “weekend Call-In-Time”. Not having weekend or after hours call-ins indicates less system down time for the Residents. Such Preventive Maintenance includes:

• AC Filter Change
• AC Pre Heat
• AC Pre Cool
• Soffit &Fascia
• Screens
• Wasp Spray
• Roach (Combat)
• Tree Cut Back

Reasonable Rent

Reasonable Rent Through our non-profit status, effective management, and our extensive Preventive Maintenance Program, we keep our rents low as reasonably as possible (generally we are considered to be about $150-$200 lower per month in rent that comparable apartment communities). Obviously, this helps our Residents save their money and maintain their budget. Our rent increases are generally lower than comparable apartment properties. We do have increases, but these are necessary in order to maintain our ability to meet our increased costs for replacement items, labor, insurance, etc.

Not only is this important when you are comparing apartments PRIOR to moving in, but also AFTER you move in, you realize we continue to save your money by only having rent increases that are necessary, and then, only as much as necessary. We do not have a Private Owner that is trying to increase rent so the Owner can take more cash from the property.

All of our Rent is used to pay for operating expenses and replacement of long term items as they need replacement, such as stoves, refrigerators, carpet, air conditioning equipment, roofs, etc.

None of the Rent is used to buy the Owner a boat or a new house, since we are Non-Profit.

Pest Control 

Every 3-6 months we place roach Combats in your apartment. We find it more
cost savings for our Residents to use Combats along with a pest management process, called integrated pest management. If there should still be a need for
pest control, we call in a license pest control company paid for by Tarpon
Springs Manor.

Laundry Room (Residents Only)

Our washer and dryers cost about 1/2 to 1/3 as much as area Laundromats, which is where our Residents would probably go if we didn’t have a laundry facility.

We are different from other apartment communities that have a laundry
room for their Residents in as much as we DO NOT lease out our Laundry
Room to a private Laundry Room Supply Company. With those companies,
they offer the Owner of percentage of the Coins taking in, and the Laundry
Room Supply Company then brings in their own machines and maintains
them. Of course the Laundry Room Supply Company also has to pay for
transportation to our site by their personnel for which they have to pay, and
for regular maintenance Therefore the cost per machine of operation to the Resident goes up by about 1 or 2 times what we charge now.

In addition, our Laundry Room is Air Conditioned, while other Laundry
Rooms may not be. And in the summertime, the Heat in Florida can be
noticeable.

Our laundry room has an accessible ramp and out door opener, which is
open to all Residents 24 hours a day 7 days a week through a security code. Our office will also make change for residence during regular business hours.

We have installed television with cable and a soda machine. There is a
laundry security camera which is viewable from our Residents apartment
with our master antenna to see if it’s busy when they want to do laundry.

Most of the washers in our Laundry Room are Front Loading Washers
because Front Loading Washers generally get clothing cleaner. Also, Residents are able to reduce their use of laundry detergent since front loading machines make much more efficient use of water (about 20 gallons versus 40 to 50 gallons).

Using less laundry detergent saves our Residents more money over toploading machines, and the clothing still comes out cleaner. In addition, the
Front Loading Washers are easier to load. We have also added a water softener
which also reduces the amount of laundry detergent needed and makes clothes cleaner.

We do have at least one Top Loader and our Laundry Room for those residents who happen to prefer a Top Loader.

Front Loader Washers use about 20 gallons of water PER COMPLETE
CYCLE, and a Top Load Washer uses about 50 gallons. This means much less (about 1/2 to 1/3 as much) detergent is needed. We do not request you use “HE” high efficiency detergent since, “HE” detergent does not produce as many Suds and is more easily eliminated from your clothing during the rinse cycles.

Our laundry room machines currently have fees cost with front loading
washers and dryers:

Washers: $1.00 per cycle
Dryers: $0.050 per cycle (minutes of drying time: 20)

We estimate that a Resident of our Community saves about $20 to $30 per
month by our approach.

Filtered Water by the Gallon:

In our Laundry room, there is a Water Fill Station with soft water for our
Residents to use. Instead of buying gallons of Filtered Water at a nearby grocery
store, you can fill your Clean and Sanitized Gallon Container and have Filtered
Water to drink, to use with your steam iron, and for other uses.
Depending upon what type of water you purchase and the brand name, the
savings can be anywhere from 50 cents to $2.00 per gallon. Assuming 4 to 8
gallons per month, there may be a savings of about $3.00 per month per
Resident…….say, about $36 per year.
